When initially developed, homes in the Mar Vista Tract cost 200% – 400% more to build than homes in the adjacent tracts, ultimately bankrupting their developer. Now that interest in mid-century architecture is high and a Historic Preservation Overlay Zone is in place, Mar Vista Tract values are consistently higher psf than those in the adjacent tract.
